The Churchill: Interior Painting & Epoxy Floor Coating Project

The Churchill Condominium Association partnered with IOC Construction to refresh their common areas with a complete interior repaint and epoxy floor coating upgrade. The property needed a durable, modern finish that could stand up to daily foot traffic while improving the overall appearance of its stairwells and shared spaces. 

 

Our goal was to deliver a clean, cohesive look that not only enhanced the building’s aesthetic appeal but also improved long-term maintenance and durability. 

 

Problem 

Over time, the building’s interior surfaces showed visible signs of wear—scuffed walls, peeling paint, and aged flooring that had lost its shine. In high-traffic areas like stairwells, both safety and appearance were concerns for residents and management. 

 

Additionally, as a fully occupied residential property, scheduling and coordination were key challenges. Work had to be completed with minimal disruption to residents, and strict access controls were needed during the floor coating phase to ensure proper curing. 

 

Solution 

IOC Construction’s team developed a two-phase plan to complete both the epoxy flooring and painting scopes efficiently and with precision. 

Phase 1: Epoxy Floor Coating 

The flooring crew began by grinding the concrete surface to ensure smooth adhesion. Once prepped, a high-performance epoxy coating was applied to create a seamless, reflective, and slip-resistant surface ideal for heavy use. 
 

Phase 2: Interior Painting 

Following the flooring completion, the painting crew moved in to repaint walls, trim, doors, and radiators throughout the stairwells and common areas. Work began with priming, then multiple finish coats were applied for a smooth, consistent appearance. 

Outcome 

By mid-September, the project was successfully completed and closed out. The property manager approved the work following a final walkthrough, expressing full satisfaction with the results. 

 

The finished spaces now feature: 

 

  • Bright, freshly painted walls that enhance lighting and visual appeal 
  • Seamless epoxy floors that resist wear, moisture, and slips 
  • Improved durability and easier maintenance for property staff
