Roof Replacement at Violet Farms
IOC Construction was selected to perform a comprehensive roof replacement across seven residential buildings at the Townhomes of Violet’s Farm community in Darien, Illinois. This large-scale replacement was initiated to ensure long-term roof integrity and provide residents with improved protection and curb appeal. The project included steep slope roof replacements covered under a Silver Pledge Warranty through GAF, reflecting IOC’s commitment to using industry-leading materials and installation practices.
Scope of Work
Our team removed the existing roofing systems down to the deck, replaced deteriorated sheathing, and installed GAF Timberline HDZ shingles, complete with new aluminum drip edges, ridge vents, and flashing systems. All materials were installed in accordance with manufacturer specifications, ensuring performance and warranty compliance.
Key components included:
- Full roof tear-off and disposal
- Installation of new plywood where needed
- New aluminum gutters and downspouts
- Ice and water shield and synthetic underlayment application
- Enhanced attic ventilation with GAF ridge vent systems
- Quality assurance inspection and final walk-through
