Step-by-Step Restoration

Removal and Inspection
- Existing carpet and roofing membrane materials were removed to expose the underlying structure.
- The team ground away stubborn carpet glue and carefully inspected the topping slab for concrete repairs, documenting any necessary changes.
Structural Repairs
- Cracks were filled and routed, reinforced with backer rod, and sealed for lasting protection.
- Concrete at building connections was ground out, and deteriorating wood was replaced.
Sealant Application
- Old sealants were removed and replaced. Connections were tooled to a smooth, water-resistant finish, ensuring proper drainage and preventing pooling.
Membrane Installation
- A new balcony membrane system was applied in two layers:
  - MasterSeal M200 Base Coat: A precise application using a notched squeegee, back rolled for an even surface.
  - MasterSeal TC225 Top Coat: Completed with the same care, providing a seamless, durable finish.
Custom Exterior Work
- Using lifts, the crew accessed balconies from the exterior to avoid disrupting residents. Damaged facia was replaced with new custom flashings, ensuring the balconies looked as good as they functioned.
