“Gutters shed water away from your foundation and your building,” says Knudson. “Without them, you risk water pooling around your base and causing serious foundation damage.”

 

Most standard homes or HOAs use five-inch gutters, but Knudson recommends oversizing them to improve drainage.

 

“We always suggest going to an oversized gutter to take on more water volume during storms,” he explains.

 

 Best Time of Year to Replace Siding

When planning a siding replacement project, timing is everything.

 

“You can technically install vinyl siding in winter,” Knudson says, “but cold temperatures make the material brittle and harder to cut, leading to more waste.”

 

That’s why spring through fall is the best time for siding projects. Warm weather ensures better material flexibility, cleaner cuts, and more efficient installation.

 

 How Often Should Property Managers Inspect Roofs?

While siding rarely requires annual checkups, roofs do, especially as they age.

 

“We recommend roof inspections starting around year 15,” Knudson notes. “A lot of property managers don’t know how old their roofs are, especially when buildings change ownership.”

 

Routine roof inspections help detect leaks, cracks, and aging shingles before they become costly repairs. For properties with flat roofs, Knudson suggests even more frequent maintenance due to drainage and pooling issues.

 

 Best Siding Materials for Storm-Prone Areas

For properties exposed to hail, heavy rain, or high winds, choosing the right siding makes all the difference.

 

“Vinyl siding is the most maintenance-free option,” says Knudson. “After that, LP SmartSide siding is great for storm-prone areas.”

 

Aluminum siding, while still functional after minor damage, often loses visual appeal post-storms. Knudson recommends upgrading to engineered wood siding for superior performance and curb appeal.

Flat roofs aren’t just for commercial structures anymore. They’re becoming popular in modern residential design, and for good reason.

 

“Flat roofs allow builders to maximize space,” Knudson explains. “If you have a 30-foot height limit, you can build three stories and still meet local zoning requirements.”

 

Flat roofs are easy to access for maintenance and ideal for urban homes, apartments, or mixed-use developments. However, Knudson stresses regular checkups:

“If you’re getting leaks in multiple spots, it’s time for a full replacement, not just patchwork.”
