Scope of Work
The Jackson Terrace Exterior Balcony Face Painting project involved a comprehensive refresh of the property’s balcony structures and surrounding architectural elements. The initial scope included:
- Full painting of balcony faces
- Ceiling painting across multiple balcony levels
- Surface preparation and inspection of all paintable areas
As the project progressed, the scope was expanded through change orders to incorporate:
- Front entrance and back patio painting
- Garage painting, with additional coatings required for uncoated sections
- Coordination for removal of resident-installed key locks obstructing painting access on front railings
Challenges and Solutions
A notable challenge was related to access restrictions on the front railings due to resident key locks. Our team quickly identified the issue during a site walkthrough and coordinated directly with the property management representative to ensure the locks were removed in a timely manner.
Project Highlights
Despite periods of unfavorable weather, including multiple days of thunderstorms, the team maintained momentum and adapted sequencing as needed—first completing the balcony faces and ceilings, then moving to the front entry, followed by the garage areas.
This project showcased IOC’s agile approach to changing site conditions and evolving client needs. Regular walkthroughs, including joint inspections with stakeholders, ensured quality control and alignment throughout the duration of work.
