How to Preapre Your Roof for Winter

Prepare your property for snow and cold before winter arrives. 

As a multifamily property owner, manager or homeowner, it’s time to prepare for winter weather. Afterall, the coldest month in Chicago is January, with an average snowfall of 26” per season.

Multiple winter storms can leave behind a mix of snow and ice piled on your roof, therefore it’s critical to look into your roof before winter. By doing this now, you can potentially avoid costly repairs down the road from major damage. Use the IOC Construction checklist to winterize your property.

1. Inspection. Call the professionals at IOC Construction  to give your roof an inspection, or to repair any loose or missing shingles.

2. Gutters. Clean your gutters clear of leaves or any debris. This will allow rain and snow to drain properly and not cause any clogs. Check your downspouts as well, to also clear them from debris. Other warning signs can include holes or cracks in your gutters.

3. Trees. If you have any tree limbs hanging over the roof, trim them back before your first snowfall. When snow falls on the tree limbs, the limbs get weighed down and can fall onto your roof, potentially causing damage.

4. Pests. Look under eaves and corners to ensure your roof isn’t a home for any unwanted pests.

5. Inside. Check the ceilings in your top floor. Do you notice any stains, leaks or mold? Any of these items would be a red flag.

6. Monitor. As winter continues, keep an eye on your roof for ice dams. Ice dams can lead to a buildup of ice and snow that result in water under the shingles, causing the roof to leak.

7. Prepare. Secure vendors who can help with snow and ice removal, emergency services, and repairs.
