Background
When our team was selected for the exterior repainting of 2000 USG Drive, we knew it wasn’t just about a fresh coat of paint, it was about revitalizing the look and longevity of a key property while coordinating with ongoing operations and active tenants. The scope included pressure washing, caulking, repair of more than 100 signage holes, removal of rust from 48 spots, and precise color coatings across expansive precast concrete walls.
The Problem
The job wasn’t straightforward. The building had years of wear, with many signage holes unsealed, severe rust damage, and silicone-filled penetrations needing proper grinding and patching. Compounding the challenge were unpredictable Midwest spring rains and heavy winds, making lift access unsafe for several days. Crews had to pause operations multiple times due to weather conditions, limited lift availability, and tenant activity at loading docks.
Our Solution
Instead of letting delays stall momentum, the team adapted in real time:
- Weather Monitoring & Scheduling Around It: One field leader, Paul, personally tracked radar forecasts and coordinated evening or weekend work to bypass weekday loading dock usage.
- On-the-Fly Repairs & Quality Control: From calling out shortcuts to cutting out bad caulking and training painters in more effective spray techniques, we focused on getting it done right, not just done fast.
- Tenant Collaboration: We proactively reached out to tenants to move trailers and realign work schedules to minimize disruption.
