Background
Park Grove, a multi-tiered residential building in Downers Grove, IL, required exterior maintenance to refresh and protect its balcony railings. The building’s multiple tiers had visibly aging balcony rails that posed both aesthetic concerns and long-term durability risks. Residents were notified in advance, and work was strategically scheduled to minimize disruption.
Problem
The primary challenge was repainting the balcony rails across all eight tiers of the building while:

- Navigating logistical complexities such as limited access, working at height, and weather disruptions.

- Preparation and Communication: Crews began by prepping Tier A, with paint and primer delivered on-site. Completion notices were prepared in advance to alert residents tier by tier.
- Phased Execution: Work advanced methodically from Tier A through Tier H, ensuring no phase was rushed or skipped.
- Adaptability: The team navigated weather-related challenges and equipment logistics and strategically adjusted the number of on-site workers to stay aligned with project pacing and avoid inefficiencies.
- Safety and Oversight: Despite the complexity of multi-tier exterior painting, no safety deficiencies were reported across any of the daily logs, demonstrating our team’s dedication to safe site practices.
