Project Overview
IOC Construction was selected to remodel the hallways of the 3900 N. Lake Shore Drive condominium building, a multi-floor renovation requiring careful coordination across painting, flooring, carpentry, and electrical trades. The scope of work included skim-coat wall prep, wallpaper installation, new carpet and thresholds, light fixture updates, elevator area millwork and hardware upgrades to improve both function and aesthetic appeal.
From the top floors to the ground level, our crews managed a phased schedule to minimize disruption for residents while ensuring consistent quality. This project required detailed sequencing, daily coordination with building management, and proactive communication with the board to address evolving needs.
Project Highlights

- Adaptability: Adjusted for material delays (threshold orders, carpet backorders, and latch hardware) without compromising overall progress.
- Quality Control: Resolved a flooring pattern misalignment early in the project (25th floor), quickly revising layout and confirming approvals with building leadership.
- Resident Consideration: Housekeeping and dust mitigation measures (including added air scrubbers and vacuum sanding systems) ensured minimal disruption for residents during construction.
Overcoming Challenges
As with any large-scale remodel, challenges surfaced. High humidity slowed skim-coat drying and last-minute hardware adjustments (switching to keyless knobs and ordering specialty thresholds) tested the schedule. Through transparent communication with managers, the board, and our trade partners, these issues were resolved without delaying the overall project completion.

When dust control was flagged as a concern, our team invested in new equipment and adjusted workflows to achieve 90% dust reduction. By taking ownership at every stage, IOC delivered a result the building’s residents and board could be proud of.
