The Maryknoll Townhomes community, like many multi-family properties, faced ongoing challenges in maintaining their exterior appearance and protecting their building envelope. Years of exposure to weather had taken a toll on the EIFS system, and repeated woodpecker activity created persistent vulnerabilities. The board was looking for more than a quick fix—they needed a long-term solution that would restore the look of their community while addressing underlying issues. IOC Construction partnered with them to provide both restoration and prevention, ensuring their investment was protected for years to come.
Scope of Work
Our team repaired surface damage, addressed water intrusion points, sealed around outlets, and restored the integrity of the EIFS. Once complete, we coordinated with our painting crews to refresh the exteriors, ensuring a uniform, long-lasting finish.
Unique Challenge: Woodpecker Damage
One of the standout challenges on this project was recurring woodpecker damage. To protect the community from ongoing issues, we installed bird block solutions designed to stop woodpeckers from re-opening EIFS cavities. This proactive measure adds durability while reducing future repair costs for the association.
The Outcome
Instead of simply repairing visible damage, we recommended and implemented a preventative bird block system. This ensures a stronger, longer-lasting solution for the Maryknoll community, protecting their investment and giving peace of mind.
