Roof Replacement at The Auberge at Naperville

ROOF TEAR-OFF  | ROOF REPLACEMENT |  GUTTER REPLACEMENT

When the roof at The Auberge at Naperville began showing signs of widespread deterioration, the facility called on IOC Construction to complete a full roof replacement across the multi-winged structure. The project was especially time-sensitive due to concerns over active water intrusion and the vulnerable nature of the building’s use as a residential care facility.

Scope of Work

IOC performed a full roof tear-off and replacement at The Auberge, totaling over 660 roofing squares across five distinct phases. The project also included gutter replacement and coordination with a third-party water remediation team to address attic moisture that was discovered during early demolition. Nearly 100 sheets of deteriorated plywood decking were removed and replaced to restore substrate integrity.

Our team also managed several onsite challenges, including unexpected interior water damage and a damaged sprinkler head, which required immediate restoration efforts. The job was completed ahead of schedule with minimal disruption to residents and staff.

Core Value: Agile Mindset

This project was a true reflection of IOC’s Agile Mindset—our ability to adapt quickly and think on our feet. As unforeseen issues emerged, such as hidden moisture damage and decking deterioration, our team responded swiftly with change orders, material deliveries, and on-the-spot coordination with restoration crews.

Rather than letting these obstacles delay the project, we embraced them as opportunities to showcase our flexibility, problem-solving, and dedication to delivering high-quality results under pressure.
