Chelsey Crossings Exterior Paint & Wall Repair
PAINT | WOOD REPAIR | CUSTOM FINISHING
Background
Chelsey Crossings is a large residential community requiring comprehensive exterior updates, including painting across multiple buildings and targeted wood replacement (WR). This spring, our team mobilized to execute the 2025 improvements with a tight timeline, variable weather, and active communication from the HOA.
The Challenge
Mid-project, the team encountered multiple disruptions that could have jeopardized progress:
- Uncooperative Weather: Periods of rain and storms caused unexpected project pauses.
- Expanded Scope: Additional wood repair needs were identified after initial walkthroughs, requiring rapid adjustment and HOA coordination.
- Customer-Specific Requests: Residents had unique concerns—like board members requesting custom door finishing—that required flexibility in scheduling and execution.
The Solution
Demonstrating agility at every turn, our field and logistics teams took swift, decisive action:
- Adaptive Scheduling: When weather conditions stalled progress, the team promptly pivoted schedules, maintained communication with the HOA, and resumed at full speed when conditions allowed.
- Seamless Collaboration: The field team coordinated walkthroughs with HOA leadership and quickly incorporated feedback. Ongoing touch-ups and adjustments were made without disrupting the overall timeline.
- Rapid Execution: With five buildings completed in just over two weeks, the team maintained momentum while meeting evolving site needs including additional flashing installation and second coats on doors.
Core Value Highlight: Agility
Our ability to shift gears quickly demonstrates IOC Construction’s commitment to agility. We didn’t just react; we anticipated next steps, kept lines of communication open, and found creative ways to keep the project moving forward.
