Rapid Repainting for a 31-Building Property

Rapid Repainting for a Newly Acquired Property

Client’s Problem:

The primary challenge faced by the client was the urgent need for a complete transformation of the property’s aesthetic through a full-color change. The client had just taken ownership of the property in September, and the asset management team was eager to reposition the community to attract new tenants and satisfy current ones. The goal was to complete the color transformation by the year-end, a tight timeline that presented logistical and operational challenges, especially considering the approaching adverse weather conditions of late fall and winter.

How We Solved It:

Our response to the client’s needs was swift and efficient. Upon receiving the contract at the end of September, we were on-site for a building mock-up within just two days. Following final approval from the client’s team, we swiftly mobilized our return, notifying residents and commencing work just 4 days later. The project successfully concluded less than 60 days from contract signing.

The execution involved:

  • Rapid Mobilization: Mobilizing six crews totaling 50-55 field employees to work simultaneously across the site.
  • Technical Challenges: Utilizing multiple lifts and 60-foot ladders to navigate around landscaping and water obstructions due to the height of the buildings.
  • Resourceful Solutions: Procuring an external water source as the buildings’ water access had been shut off for the season.
  • Weather Management: Adapting to end-of-season rain and delayed starts due to morning dew, which sometimes restricted work to as little as five hours per day.

The project not only involved the logistical feat of coordinating extensive manpower and equipment but also demonstrated our capability to efficiently manage time and resources under pressure.

Outcome:

The project was completed within the ambitious six-week timeline despite the additional challenges posed by weather constraints and logistical hurdles. The swift and successful completion of the color change across 31 buildings significantly enhanced the aesthetic appeal of the community, aligning with the client’s strategic goals for the property.

Key Benefits and Takeaways:
  • Efficiency Under Pressure: The ability to mobilize quickly and adapt to unforeseen challenges without compromising the quality of work was a significant takeaway.
  • Client Satisfaction: Completing the project not only within the desired timeframe but also with high standards of quality resulted in enhanced client trust and additional business opportunities.
  • Team Coordination: The effective management of a large team under strict time constraints showcased our project management and logistical capabilities.
  • Adaptability: Overcoming environmental and resource challenges highlighted our problem-solving skills and adaptability in the face of adversity.

This case study exemplifies how agility, problem-solving, and team coordination can overcome substantial logistical and environmental challenges. It highlights our company’s commitment to delivering quality results within tight deadlines, reinforcing our position as a trusted partner in the construction industry.
