This multi-family mid-rise property is a 7-story, masonry-constructed building with residential penthouses. The property consists of a total of approximately 114 balconies plus 20 Juliette balconies. There is ground-level fencing, gates, patio steel stairs, and metal fencing at parking garage openings.
The existing balconies are constructed of a perimeter metal “C” channel, 2x intermediate wood framing members, wood decking and metal tiebacks anchoring the balcony to the building.
The major concern throughout the River Bank Lofts Condominium Association is the widespread surface corrosion and failing paint of the existing steel balcony railings, ground-level fencing, gates, patio steel stairs, and metal fencing at parking garage openings. Concern is especially at the base of the railing/baluster posts, where metal has begun to deteriorate.
