DECK REMOVAL AND INSTALLATION | STRUCTURAL ENHANCEMENTS
When the Prairie Point Townhome Association approached IOC Construction for a decking project, they were looking to replace old, worn-out wooden decks on six of their buildings. Little did anyone know that this project would grow into a complete transformation.
We kicked off work on September 11, starting with temporary support for divider walls where needed. Our crew then got to work removing the aging wood decking and preparing the structures for an upgrade. As we began installing sturdy, treated 2x deck boards, everything seemed to be going as planned—until the team noticed something alarming.
The railings, originally thought to be in salvageable condition, were far worse than expected. Years of exposure had left them completely rotted, creating a safety concern for the residents. Rather than just stick to the original scope of work, we quickly documented the issue and worked with the Association to propose a solution.
The team submitted a change order (CO) to replace the compromised railings, ensuring the project wasn’t just about aesthetics but safety and long-term durability. The Association swiftly approved the CO, trusting IOC’s judgment and proactive approach.
By October 31, the project was complete. The new decks, complete with sturdy railings and durable materials, are a reminder of how flexibility and attention to detail can elevate a project.
